Most homes if they are in a subdivision come with an HOA (Home Owners Association). The HOA typically covers; Common area maintenance, parks, pools, and irrigation. The cost for the HOA is paid by the homeowner either monthly, quarterly or yearly to an HOA management company. One of the great things about Southern Idaho is that despite the run up in values over the past few years, it is still possible to find good acreage property in sizes like 1, 2, and 5-acre parcels.
Buyers have a couple of options when searching for acreage-developed or undeveloped. However, unless you know exactly what you want and have a strong balance sheet, I do not recommend buying an undeveloped parcel.

SHOPS: What to look for?

Acreage properties will frequently feature a shop. The challenge for the buyer is to determine the shop’s value.
Generally, shops come in two types: stick build-which is constructed like a house and frequently roofed, sided and painted to match the existing buildings on the property. Or, metal buildings constructed out of metal siding and metal roofing material-often these structures are not insulated, and they may have dirt floors.

Ada County:
Sales are up 9% from last month. Comparing this month to the same month last year there was a 7% decrease. Pending Sales (accepted offers) are down 6% from last month, and are up 6% from a year ago.
Inventory is down 3% from last month and 1% higher than last year at this time.
Average price of a home sold this month – $405,035. Comparing this month to last month there was a 4% increase. Comparing this month to the same month last year there was a 8% increase.
